The Step-By-Step Process to Selling Your Home with Darlene Mahnke and Re/Max Action
I will come out to your home to give you a free market estimate. This will tell you what your home is worth in today’s market. During the inspection I will look at the mechanicals, roof, basement and make any recommendation as to possible structural issues that should be repaired prior to placing your home on the market.

We can not only provide you with a list of trusted contractors, but we can arrange for them to do the work if you prefer. This could include people such as the stager, mover, basement inspector, basement contractor, roofer, electrician, etc.

You will decide how you want to present your property on the market as to determine the final sales price. As an example, selling ‘as is’ with cosmetic updating needed will bring a lower price than a home that is move-in ready with cosmetics appealing to today’s millennial buyer. If ‘as is’ we recommend taking care of any structural issues. However, we have cash buyers who will purchase in any condition and close quickly. That type of sale will attract a price at the bottom of the range.

Once the property is ready to go on the market, I will then take pictures and create a Visual Tour which will be linked to our Multiple Listing Service, Realtor.com as well as the most widely viewed websites such as Zillow, Trulia, and of course our website; www.DarleneMahnke.com and www.Remax.com

SHOWINGS No one will show up unannounced and will need a confirmation. We verify and keep a record of all agent identification and times shown. If you have email, you will receive a confirmation via your email as well when a showing is confirmed. Also, once I have received a showing report from the broker who showed your home and we have “read” that report, it will automatically be sent to your email as well. If you do not have email or prefer a phone call, I will call you on Wednesdays with the showing reports that we’ve received so that we can discuss them. If I see a pattern in them, we will discuss that as well.

RECEIVE AN OFFER Once an offer comes in I will negotiate on your behalf. If you have a family member, friend, attorney you want involved please let me know and I will be happy to be sure they are included when we present the offer. With today’s technology we can present the offer electronically or over the phone if you or your trusted advisors are not in town. Rest assured that those you want involved in this very important decision will be kept apprised at all times.
